Incline Village in Duluth, Minnesota, is a pivotal development spearheaded by Incline Plaza Development LLC. This project is taking shape on the grounds of the former Duluth Central High School, which was sold and razed in 2022. This new initiative aims to transform the site into a bustling mixed-use area that combines residential, commercial, and office spaces. Drawing inspiration from successful local projects like the Endi Apartments, Incline Village is designed to help alleviate Duluth's acute housing shortage by introducing upscale and accessible living options. The project includes infrastructure improvements, such as new roads and utilities. Set on a hillside, Incline Village offers sweeping views of Lake Superior and downtown Duluth, making it a prime location for residents and a draw for visitors. The design features a public pavilion with exceptional city views, a variety of retail and entertainment options, co-working spaces, and access to local trails for outdoor activities.

The development outlines a $500 million, three-phase investment plan to create a new neighborhood. It is projected to include 1,180 market-rate housing units spread across several buildings, with an additional 70–120 condominiums that boast prime urban views. The project, expected to span 7 to 10 years, will also introduce 80,000 square feet of dedicated retail space and new public green spaces.

The ground-breaking ceremony in December 2024 marked the official start of Incline Village, attended by Duluth's Mayor Roger Reinert, City Councilor Roz Randorf, and Senator Grant Hauschild. This event highlighted the project as a significant milestone in Duluth's development history, showcasing the extensive planning and collaboration led by Development Team Leader Jeff Schiltz and his team of building trade partners.

Incline Village addresses the significant need for modern living spaces in Duluth’s Central Hillside, which previously lacked affordable and high-end housing options. By offering a diverse range of residential units, the project aims to attract a varied population, including young professionals, families, and retirees, thereby contributing to the community's economic and social stability.

Moreover, the development is set to drive economic revitalization in the area.
